Please ensure your home is spotless the day before or the morning of the photography appointment. A clean home, especially in the kitchen and bathrooms, makes a great impression on buyers. If you'd prefer not to clean it yourself, I can arrange for cleaning service to come by. Just let me know if you'd like me to set that up. Please complete all staging and repairs before the cleaning appointment. Afterward, try to keep your home as clean as possible. If you need another cleaning session, I am happy to arrange it for you.
We’re Almost Ready to List Your Home!
The final step before we put your property on the market is professional photography. I’ll let you know a few days ahead of time when the appointment is scheduled. The session will take about 1 to 2 hours for condos and 2 to 4 hours for single-family homes or townhouses, depending on the size. You don’t need to be home for the shoot. The photographer will also create a floor plan of your home, and both the photos and the floor plan are covered by me at no cost to you.
To ensure the best possible photos, here are a few tips:
• Pet Prep: If you have cats or dogs, please remove them from the home or put them in a crate during the appointment. It’s also a good idea to hide pet beds, bowls, and toys.
• Tidy Up: Make your bed and put away any dishes.
• Lighting: Turn on all lights and make sure all light bulbs, especially in lamps, are working.
• Self-Check: The day before, take some photos with your camera or smartphone. If any rooms look too cluttered, try to declutter them further.
During the shoot, I might move things around to get the best angles. I’ll do my best to return everything to its original place, but please don’t be surprised if you find a few items out of place. Thank you for your understanding as I work to capture the best possible images. I’ll also photograph building amenities for condos, such as gyms or parking garages, and nearby amenities for single-family homes, like parks or playgrounds. If there’s something specific you’d like us to capture, just let me know.
It usually takes about 48 hours to get the photos back. Once they’re ready, I’ll activate your listing in the MLS and your property will be live on the market!
